
Children And Noise
Not a day passes it seems where I am not approached by a potential tenant in a rental complex asking if they are in a strictly adult building. My response is always the same: there is no such thing in Ontario. Many years ago the label for strictly adult buildings was demolished and replaced with legislation that forces a Landlord to accept children in their buildings. As a result most buildings now have a number of families residing in them. The one obvious exception is senior citizen residences.
Most people who ask this question care about children but have serious concerns regarding noise. Let's face it, children have lots of energy and ultimately make more noise than, let's say, a semi-retired couple.
If you're trying to avoid having children live next door from you then I would recommend considering a few of the following suggestions. Plan on moving to a high floor in the building. Families tend to prefer living on the lower floors, namely for convenience. This isn't always the answer but your odds are better.
You may also consider selecting an apartment in a building that may not in some cases be suited to children. For example: many families would not choose to live in a building that has no amenities for their children such as a playground, pool, or party room. I have also encountered families who have refused to live in a heavily trafficked area, or next to a large body of water. When viewing an apartment you should also consider asking the rental agent which style of suite is next door to you on both sides. Common sense will tell you that if you're living next door to a three bedroom then there is a higher chance of children and subsequent noise than living next door to a one bedroom.
In all fairness to families and being a parent myself, I can assure you that most people's concerns are unwarranted. Families are as respectful of noise considerations as any other tenants. As you know, most children are in bed by ten o'clock at night. The serious noise complaints generally start after 11:00 p.m. To me the problem isn't always with the children.
