
What Day Can I Move In ?
Now that you have applied for your apartment & have been approved, obviously you need to know when you can move in. The strongest advice I can give you regarding this issue is "Don't Assume Anything".
Our offices receive numerous enquiries & complaints about Landlords who will not let a new tenant move into a suite at their tenants' convenience. When making arrangements for your move-in, you must take into consideration the following: available elevator reservations, repairs & maintenance on the suite & the day of the week on which the last day of the month falls.
Almost every high-rise now requires a new tenant to make an elevator booking for the date & time in which they want to move into their suite. On the last day of the month & the first day of the new month, the elevator schedules are especially tight. Most buildings will only commit to a two hour time-slot during these periods. Further, many Landlords have now adopted a policy of refusing elevator service during rush-hour periods as a courtesy to their existing tenants. Plan your move accordingly.
A repeat issue for tenants arriving at their new suite is that more often than not, all the repairs & maintenance have not been completed in advance. The reason is simple, the previous tenant has the right to occupy their suite until twelve midnight on the last day of their lease. Occupy really refers to the fact that the keys have not been turned in. Some tenants hold their keys right to the end & there's nothing that I am aware of that a Landlord can do about it. As a matter of fact, some residents actually never turn in their keys. But let me assure you the Landlord is walking on very shaky ground if they for any reason give keys to a new tenant before month-end without receiving the keys from the outgoing resident. Therefore, repairs are sometimes impossible before a new resident moves in.
The final item you should consider when planning your physical move is the day of the week on which the last day of the month falls. If the last day falls midweek & you have to be out of the apartment you are in, then you might need to take the day off work to move. I often find that new tenants also forget that the end of the month is often a holiday period in Canada - Halloween, New Year's, Canada Day, & even Easter occasionally. As such, it is especially hard tog get any extra cooperation from management staff as they are not available. Superintendent staff are also often only available for emergencies.
"Don't assume anything". Confirm everything with your Landlord prior to moving day so that your first day in your new home can be a positive experience.
