Having Problems With Your Neighbours

One of the most common complaints to Landlords is of NOISE FROM NEIGHBOURS. Tenants call the office, they physically come down to complain, but most residents do not take the time to do what is needed most -- submitting their complaint to the Landlord in writing. Landlords generally will not act on a complaint of any sort without having a formal written letter. These letters are required as a backup to address the issue. The Landlord may be forced into a position to prove that there was a legitimate complaint. Most respectable Landlords though will make every attempt not to divulge the tenant's name that issued the complaint. This is clearly done in an effort to eliminate any potential hostility between neighbours.

There are boundaries though as to what is actually considered excessive noise. For example: a loud stereo at 2:00 p.m. in the afternoon really can't be deemed as excessive noise; a loud stereo at 2:00 a.m. in the morning almost always is considered excessive. Some leases require that tenants have floor coverings in order to cushion the impact of noise to neighbours directly below. Other leases give very specific information as to what is deemed "noise".

Please make sure that you read your lease very clearly with respect to this issue. The lease requirements may read very differently for a building highly populated with retired individuals as opposed to a building on a university campus filled with students.

Note, noise complaints are taken very seriously by Landlords. They are always keen in protecting the rights of their good tenants. Losing good tenants because of one bad apple is a very costly venture. in today's economy. Landlords can't afford high turnover in their buildings. If you're considered a "bad apple" in one building, rest assured that no other Landlord wants you either.
